The project.
Central Parade aimed to create a new dynamic in Herne Bay and has helped trigger the beginnings of regeneration in a seaside town. Previously a disused and dilapidated site, Central Parade is located on a highly prominent area of the seafront and was a blight on the landscape in what is a tourist led area. The town has, like many others, suffered from the lack of investment since people have been drawn away from seaside towns in favour of holidays abroad.
Our client bought the site and began to develop plans to deliver a high end residential scheme that offered something different in Herne Bay. They saw an opportunity to bring a modern, luxury contemporary scheme with a London vibe to the town. This is very much at odds with what was on offer in the area, there had been minimal housing development in the town and sales values were weak.
The end result is a luxury residential development that offers 13 apartments. All have views towards the sea and offer high end fixtures and finishes. The scheme also boasts a stunning communal garden to the front of the site that enables it to link into the wider community and encourage wellbeing.
Now complete, the properties command higher than average values for apartments in the area, selling for between £315,000-550,000. 9 out of 14 units have been sold off plan and the values have exceeded what the developer had estimated earlier in the process, which is a testament to the quality of the build.
Central Parade was shortlisted for the RICS Social Value Awards in 2020.
