The project.

West Village, situated in the heart of Leeds city centre, is one of Burntwood’s many Sci-fi hubs across the northern region. A £20 million redevelopment project, produce to create a brand new smart, innovative office spaces for reworking Burntwood’s former West One and Castle House holdings. Bruntwood SciTech is a joint venture between Bruntwood, Legal & General and Greater Manchester Pension Fund, focused on supporting the UK’s science, technology and innovation sectors.

West Village has quickly become a hotspot for ambitious businesses, big and small, due to the quality of the office spaces which has also been recognised within the industry as the project was named regional winner for Corporate Workplace at the BCO Awards 2025. This award highlights the hard work and dedication that went into the scheme, producing state of the art office spaces, facilities and meeting rooms. The judges were particularly impressed by the innovation-led Net Zero carbon strategy that was incorporated into the planning of this project, achieving an A EPC rating.

We were appointed to deliver a full Cat B fit-out of the 6th and 7th floors, transforming tired office spaces into open, modern and flexible workspaces. The works delivered improved layouts and upgraded facilities designed to enhance the experience of the building’s users and support the collaborative, innovation-led environment that West Village is known for. Regional Director, Mark Fennell, was also assigned Project Manager for this scheme before rejoining us in 2024.

West Village has been one to be proud of, especially when the office space is one we call home to our Leeds Office. We look forward to the continued success of the office space.
